Arlington, Westside, Southside or Orange Park? Four Jacksonville areas compared

If you’re moving here with cash and a budget of roughly $200K to $350K, these four areas hold most of your options. Here’s how they differ in price, feel, commute, schools and flood risk, in plain language.

The quick version

Westside and Arlington have the lowest prices. Southside is the most central. Orange Park, across the river in Clay County, suits families who put schools first. Prices are area medians from Q2 2026 local sales data, so individual homes will land above and below them.

Westside

Best for: the most house for the money
Typical price
Around $285K, the lowest of the four
Feel
Suburban and varied, from older neighborhoods to new construction
Getting around
Roughly 25 minutes to downtown
Schools
Vary a lot by street. Check the assigned school for each address.
Flood and insurance
Some properties need flood coverage. Check the address.

Arlington

Best for: value with river access
Typical price
Around $315K, with waterfront pockets above that
Feel
Older and established, surrounded by the St. Johns River and the Intracoastal
Getting around
Downtown trips depend on river bridge traffic
Schools
Vary notably from one pocket to the next
Flood and insurance
Waterfront and low-lying homes can add $2K to $5K a year for flood coverage.

Southside

Best for: being close to everything
Typical price
Around $345K, at the top of your range
Feel
Central and convenient, with shopping, restaurants and offices. More apartments, less small-town character.
Getting around
Drive-everywhere, though many jobs are close by
Schools
Depend on the exact zone
Flood and insurance
Inland pockets typically run about $1,950 to $3,200 a year for homeowners insurance.

Orange Park

Best for: families and public schools
Typical price
Roughly $310K to $330K in Orange Park itself. Neighboring Fleming Island is mostly $435K and up.
Feel
Family suburb in Clay County, more spread out and a bit more rural
Getting around
Roughly 25 minutes to downtown
Schools
Several A-rated Clay County schools are often cited by families
Flood and insurance
Homeowners insurance typically runs about $1,800 to $2,950 a year across Orange Park and Fleming Island.

Prices are medians, not offers. Schools, flood zones and commute times change from street to street, so treat this page as a starting point and verify the specific address.

A little more on each area

Westside

The Westside is the most affordable of the four and has the widest range of homes, which is both its strength and its catch. Two streets apart you can find very different schools, ages of housing and upkeep. Local guides describe the cheapest inventory as cheap for specific reasons, such as school zones or older infrastructure, so it pays to look closely. For a cash buyer who wants to spend well under $300K, it’s often the first area to search.

Arlington

Arlington sits east of downtown, wrapped by the St. Johns River and the Intracoastal Waterway, and is home to Jacksonville University. Homes come in many styles and price points, and some pockets have river access at prices that surprise buyers from other states. The trade-offs are older infrastructure, school quality that changes by pocket, and flood exposure near the water. If you’d commute downtown, test the drive at rush hour, because the bridges decide your travel time.

Southside

Southside is the center of daily life for many Jacksonville residents: major roads, shopping, restaurants, medical offices and large employers are all close. It tends to be priced at the upper end of your budget and mixes houses with many apartment communities. Buyers who want everything within a short drive usually like it. Buyers looking for a quiet, village-like feel often look elsewhere.

Orange Park

Orange Park is a short drive across the river and has long been a family choice, with good dining and shopping and several well-rated public schools. Orange Park itself fits a $200K to $350K budget more often than neighboring Fleming Island, where typical values run well above it. You also pay Clay County taxes and insurance rates, which can differ from Duval County’s.

How to use this as a cash buyer

  1. Pick two areas that fit your priorities, then look at specific streets rather than whole neighborhoods.
  2. Drive the commute you’d actually make, at the time of day you’d make it.
  3. Look up the assigned schools for each address, even if you have no children. It affects resale.
  4. Check the FEMA flood zone and get an insurance quote before your offer, not after. Our insurance cost guide explains how.
  5. Ask me to narrow your shortlist. I’ll tell you which streets to look at and which to skip.
