The short answer
Florida's Office of Insurance Regulation reports average homeowners premiums, including wind coverage, of about $2,786 a year in Duval County, $2,540 in Clay County, $2,883 in St. Johns County and $3,051 in Nassau County, as of March 31, 2026. A local insurance agency's analysis of more than 2,000 Jacksonville-area policies found a similar picture (average $3,454, median $3,004), with most homeowners paying roughly $2,200 to $4,100. Your own quote can land well outside that range.
That is more than homeowners in much of the Northeast are used to paying, but well below the Keys, where Monroe County averages about $7,900, the highest in the state according to the same regulator.
What actually moves your quote
- Roof age. Often the biggest single factor. Many insurers limit coverage or raise the price sharply once a roof reaches roughly 15 to 20 years old.
- Home age. In that same agency's sample, homes built after 2015 averaged about $1,910 a year and homes built before 2000 about $3,770.
- Wind protection. A wind-mitigation inspection (about $100 to $150) documents roof shape, roof-to-wall straps and window protection. Local agencies commonly report savings of roughly 15% to 40% on the wind portion of the premium.
- Flood zone. A standard homeowners policy doesn't cover flood. One local agency's analysis found a median flood premium around $983 a year across Northeast Florida, ranging from under $500 in low-risk zones to several thousand dollars in high-risk coastal zones.
- Distance from water. Coastal and river-front homes cost noticeably more than inland ones in the same county.
What to expect in the areas we focus on
| Area | Typical annual premium (local agency ranges, 2026) |
|---|---|
| Mandarin and Southside (inland) | About $1,950 to $3,200 |
| Fleming Island and Orange Park (Clay County) | About $1,800 to $2,950 |
| Arlington and Argyle Forest | Not broken out separately by the agencies I found; start from the Duval average and get a quote |
| Jacksonville Beach (for comparison) | About $2,600 to $6,500, depending on the source and the exact location |
These are planning ranges published by insurance agencies, not quotes, and they differ by source. The only number that counts is a quote for the specific house.
What cash buyers should do differently
With no lender, nobody forces you to buy insurance or to check flood risk, which makes it easy to skip the work and regret it later. The house still needs coverage, and a roof the insurers won't accept can cost thousands to replace right after you close. With a 7 to 14 day cash timeline, line this up first:
- Talk to an independent Florida insurance agent before you make an offer, so you know the premium in hours rather than finding out after the inspection window closes.
- Ask the seller for the roof age and for any recent 4-point inspection (roof, electrical, plumbing, HVAC) and wind-mitigation report. Many insurers require a 4-point inspection on older homes, commonly those 25 to 30 years old or more.
- Check the FEMA flood zone for the address, and ask whether the home has ever flooded.
- Ask for the home's claims history (a CLUE report), which insurers use when they price a policy.
- Ask me how to structure your offer so you aren't left owning a home you can't insure.

Another question out-of-town buyers ask early: is Jacksonville safe, and how do you check a specific address? And once the numbers work, which area fits you: Arlington, Westside, Southside or Orange Park?
